GEOGRAPHY

Bulgaria is located on the Balkan Peninsula surrounded by the Black Sea to the East, Romania to the North, Serbia and Montenegro and Macedonia to the West, and Greece and Turkey to the South.

Bulgaria has a 354km coastline on the Black Sea with many stretches of fine sandy beach, which attract European package tourists.

There is plenty to see in Bulgaria like the beautiful wooded mountain ranges, including the ski resorts: Borovets in the Rila Mountain, Pamporovo in the Rhodopes and Bansko in the Pirin Mountain; the Black Sea coast and its modern resorts, and countless villages and monasteries all over the country.

Bulgaria is rich in mineral wells and spas. Very little, if anything, is known outside the country of the healing effects of its baths. Bulgaria is blessed with more than 500 mineral water wells and sources, both hot and cold. Mineral water is usually drinkable and is therefore indispensable in the production of soft drinks.

 

POPULATION

The capital, Sofia, has a population of 1.2 million, while Bulgaria as a whole has 8.4 million inhabitants.

Ethnic Bulgarians represent 83% of the population, while small ethnic minorities of Turkish and Roma descent make up respectively 8.5% and 2.6% of the population. Other ethnicities in Bulgaria include Armenian, Tatar, Gagauz and Circassians.

 

THE PROPERTY MARKET

Bulgaria has attracted a lot of media attention recently, with foreign property buyers, particulary the British. In 2004, foreigners invested over 500 million in Bulgarian property, compared to € 98 million in 2003. By 2020 the World Trade Organisation has predicted that the number of foreign tourists visiting the country will increase to 10 million.

Bansko ski resort which has the best infrastructure, lifts and ski slopes, and new golf courses.

Pamporovo - European`s most southerly ski resort is is increasingly popular with the British.

Capital Sofia - popular place to buy, particularly with small investors who are looking for a year round rental income and solid capital appreciation rates.

Black sea coast - the two prime coastal areas are Burgas and Varna. Varna is the main city on the north Black Sea coast and the gateway - with its international airport to another popular holiday and property area.
